Many homes in First Colony, Sugar Creek, Sweetwater and Commonwealth have had their kitchens updated over the years, often with wall ovens, separate cooktops, built-in microwaves and counter-depth or built-in refrigerators. These setups are worth repairing: replacing a wall oven or a built-in refrigerator isn't just buying an appliance, it often means matching cabinet cutouts exactly, and a new model may not fit the opening you have.

Established homes: First Colony and New Territory

First Colony is one of Sugar Land's original master-planned communities, and much of New Territory dates to the late 1980s and 1990s. Houses of that age have usually been through several generations of appliances, with a mix of old and new in the same kitchen. Two tips for these homes:

• Check the shut-off valves behind the washer, under the sink and behind the refrigerator. Old valves can seize or drip, and it's better to find out before an emergency.
• Mind older laundry vents. Some older dryer vents are long and have collected years of lint. If drying has slowed down, have the whole run checked, not just the lint screen.

Hard water in Sugar Land

Sugar Land's water is hard, like much of Fort Bend County. You'll notice it as cloudy glasses, white crust in the dishwasher, slower ice makers and mineral buildup inside washers. Some dishwashers, including many Bosch models, have a water hardness setting; set it to match your local water, keep rinse aid full and clean the filter monthly. If your refrigerator has a water filter, replace it on schedule to protect the inlet valve and ice maker.

Storms, surges and electronics

Modern Sugar Land kitchens are full of electronics: touch controls, Wi-Fi-connected ranges, induction cooktops and inverter-drive refrigerators. These are sensitive to surges when power drops and returns during storms. Switch off sensitive appliances during outages, and if a display or control misbehaves afterward, turn the appliance off at the breaker for a minute before calling.
