Established subdivisions, updated one appliance at a time

Many Spring and Klein-area subdivisions date from the 1970s through the 1990s. Kitchens and laundry rooms in these homes have usually been updated piece by piece rather than all at once, so it's normal to find a new refrigerator next to a 15-year-old range and a dishwasher somewhere in between. That affects repair decisions: a newer appliance with a failed part is almost always worth fixing, while an older one deserves an honest look at age and parts availability first.

Check the ice maker valve

Older homes sometimes still have a self-piercing saddle valve feeding the refrigerator's ice maker line. These clamp onto a pipe and are a well-known source of slow leaks and failures. If you see one behind your fridge or under the sink, consider having a plumber replace it with a standard quarter-turn shut-off valve. The same goes for plastic supply tubing that has turned stiff or yellow.

Dishwashers in original cabinet openings

Standard 24-inch dishwashers still fit most original openings, but newer models can be taller or have different drain and power connections. Near Spring Creek and Cypress Creek

Spring Creek forms much of the line between Harris and Montgomery counties, and Cypress Creek winds through the Champion Forest and Klein areas. Both flooded homes during Hurricane Harvey in 2017. If your home is near either creek, a little preparation protects your appliances:

• When heavy rain is forecast, watch local creek levels on the Harris County Flood Warning System website.
• If water is coming in, switch off appliances at the breaker only if you can do it from a dry spot. Never stand in water to do it.

Around the Grand Parkway and Springwoods Village, the development around the ExxonMobil campus, newer homes and townhomes often have Wi-Fi-connected ranges, washers and refrigerators. These appliances show error codes that are very useful for diagnosis. When something goes wrong, write down the code or take a photo of the display before you reset anything, and tell us when you call. It often points straight to the failed part.

Water changes in north Harris County

Much of Spring gets water through a municipal utility district, and the North Harris County Regional Water Authority was created to shift the region from groundwater toward surface water to reduce land subsidence. As a result, the water coming out of your tap may be a blend that has changed over the years. If your dishwasher has a water hardness setting, check your MUD's annual water quality report and set it to match. Keep rinse aid full and replace refrigerator filters on time to protect ice makers and inlet valves.
