Homes from every decade since 1974

Grogan's Mill, the first village, opened in 1974, and villages farther west such as Alden Bridge and Sterling Ridge were built out in the 1990s and 2000s. That gives The Woodlands a wide spread of home ages:

• Older villages often have kitchens that have been remodeled at least once, sometimes with a wall oven, a separate cooktop or a counter-depth refrigerator fitted into cabinetry that was built for something else. Repairs here are mostly wear items: igniters, elements, fans, pumps and door seals.
• Newer villages have larger kitchens and laundry rooms with appliances that are often on their second generation. Control boards, sensors and ice makers are the more common repairs.

Life under the pines

The tree canopy is what makes The Woodlands special, and it also creates a few appliance chores that other suburbs don't have:

Dryer vents outside the house

Pine needles, leaves and the occasional bird's nest can block the vent hood on an outside wall or roof. A flap that can't open fully makes the dryer run hot and slow. With the dryer running, go outside and check that air is flowing strongly and the flap is open. Pollen and condenser coils

Spring pine pollen coats cars, patios and screens in yellow dust, and some of it finds its way indoors. Refrigerator condenser coils pull in dust and lint all year. Vacuum the coils and the grille a couple of times a year, and more often if you have pets, so the compressor doesn't have to work harder than it should.

Shade and humidity

Shaded homes dry out slowly after rain, and garages and laundry rooms can stay damp. Leave the front-load washer door open between loads, wipe the door gasket, and run a cleaning cycle monthly to keep musty smells away. See washer repair for more.

Storms, fallen trees and long outages

Big storms like Hurricane Ike in 2008 and Hurricane Beryl in 2024 brought down trees and power lines across the area and left many homes without power for days. When an outage drags on:

• Keep refrigerator and freezer doors closed. Food safety guidance says a closed refrigerator stays cold for about 4 hours, and a full freezer for about 48.
• Never run a portable generator indoors, in the garage or near a window. Carbon monoxide can kill. Use heavy-duty cords rated for the load.
• When the power comes back, turn major appliances back on one at a time. If a display, control or ice maker misbehaves afterward, call us.

Water and filters

Water in The Woodlands is supplied through the community's utility districts, and your district's annual water quality report lists its hardness. Whatever the number, replacing the refrigerator water filter on schedule protects the inlet valve and ice maker, and a monthly dishwasher filter cleaning keeps spray arms clear.
